What changes a quote in Capalaba
The one Capalaba-specific check we never skip is the flood overlay. Land near Tingalpa Creek and the low-lying pockets around it can carry flood mapping that changes floor levels, materials and the approval pathway for an extension or a raised deck.
Local note

Drainage is the other one. Getting stormwater away from a new deck, patio or slab is a design decision, not a landscaping afterthought — and in Capalaba it is often the difference between a dry subfloor and a recurring problem.
