In short
We renovate and extend homes across Ormiston 4160 — post-war cottages, character homes and 1970s brick — and build decks, pergolas and new wet areas. Two local variables shape most quotes here: low-lying ground near Hilliards Creek, and coastal exposure that decides the hardware and finishes.
01 — The housing
What we work on in Ormiston
Ormiston is one of the older parts of the Redlands, and it shows in the housing: post-war cottages and timber homes on generous, well-planted blocks, pockets of genuine character housing, and 1970s and 80s brick filling the gaps. Very little of it gets knocked down. Owners here renovate.
The work follows from that. Wet areas that were never waterproofed to any current standard. Kitchens closed off from the rest of the house. Rear extensions and decks that open the living areas onto a garden that is already the best thing about the property. Underneath, wiring, stumps and structure that need bringing up to date while the walls are open.
- Sympathetic renovations to post-war and character homes — keep the character, fix the fabric.
- Full bathroom and laundry rebuilds with certified waterproofing.
- Rear extensions, decks and pergolas that connect living areas to established gardens.
- Timber floor repair and replacement, VJ linings and joinery matched to the original.

What changes a quote in Ormiston
The first thing we check on an Ormiston job is the property report. Parts of the suburb sit low, near Hilliards Creek and the surrounding drainage lines, and council's flood and overland flow mapping can affect floor levels, subfloor detailing and what needs approval. It is a ten-minute check that has saved clients from redesigning at the approval stage.
Local note
Established gardens are an asset, not an obstacle — but they change access and cost. Getting materials past a mature poinciana or a heritage-height hedge sometimes means hand-barrowing, or bringing the dingo in through a side gate rather than a truck up the drive. We price that honestly instead of discovering it on day one.
The second is exposure. Ormiston is close enough to the bay that fixings matter: galvanised or stainless hardware, hardwood or properly treated framing on exposed decks, and coatings rated for coastal use. On older homes, we also expect to find some termite or moisture damage once linings come off — we would rather flag it as a possibility in the quote than surprise you with a variation.
Can you renovate an older Ormiston home without ruining its character?
Yes, and it is most of what we do here. The approach is to keep what gives the house its character — VJ linings, high ceilings, casement windows, timber floors — and modernise the parts that do not show: wiring, wet-area waterproofing, insulation and structure.
My block near Hilliards Creek is low — does that change the job?
It can. Low-lying pockets of Ormiston sit within Redland City Council's flood and overland flow mapping, which can affect floor levels, materials and how much of the work needs approval. We check the property report before design work, not after.
How much does salt air matter this close to the bay?
Enough to change the hardware. In coastal exposure we specify hot-dip galvanised or stainless fixings, marine-grade coatings on exposed steel, and hardwood or properly treated timber for decks. Standard fixings rust and stain within a couple of years.
