03 — How we work
From first call to final certificate
Every job runs the same way, whether it is one bathroom or a whole house. You always know what stage you are at and what happens next.

Step 01
Site visit
We look at the actual house — levels, access, wet areas, what is behind the walls. Free, and always in person.

Step 02
Fixed quote
An itemised, fixed-price quote with allowances named as allowances, and compliance costs listed separately from construction.

Step 03
Contract & approvals
Written contract, 5% deposit, home warranty insurance, and where needed the certifier, engineer and council approvals — organised by us.

Step 04
Build
Structure, services, waterproofing, then finishes — in that order. Progress payments follow completed stages, never precede them.

Step 05
Handover
Walk-through, defect list closed out, and your documentation — approvals, waterproofing certificate, warranties — handed over together.

After
Warranty
Structural cover runs 6 years 6 months under the Queensland Home Warranty Scheme. If something needs attention, you call us, not a call centre.
What building services does Manttan Construction offer?
Whole-home renovations, extensions and second storey additions, structural changes such as removing load-bearing walls, bathroom and kitchen renovations, home interior and internal makeovers, decks and pergolas, outdoor entertainment and pool areas, custom builds including man caves, termite and structural damage repairs, flooring, and tight access machinery hire. All work is carried out under QBCC licence 15030266.
Do you take on small jobs as well as full renovations?
Yes. A single bathroom or a deck is normal work for us, and so is a staged whole-home renovation. Any building work over $3,300 including labour, materials and GST is done under a written contract with home warranty insurance.
How much deposit do you ask for?
5% of the contract price, at every contract level. Deposit limits are set by law under Schedule 1B of the QBCC Act, and the clause is in your contract — see our licences and contracts guide.
Do you handle council approvals and certifiers?
Yes. Where a job needs building approval we prepare the documentation, engage the certifier and engineer, and manage the mandatory inspections through to the final certificate. Our approvals guide explains the pathway.
