Redland Bay has grown fast. Newer estate homes to the west, older cottages and waterfront housing closer to the bay, and acreage blocks in between. Each brings a different scope of work.
Estate homes are usually about finishing what the builder left basic: an alfresco area, better flooring, a rebuilt kitchen, landscaping and retaining. Older cottages need the fabric assessed first. Acreage work tends to involve access, levelling, drainage and larger outdoor structures.

What changes a quote in Redland Bay
Slope is the local variable. A sloping block affects footing depth, whether retaining is needed, how a deck steps down, and where stormwater ends up. Getting that designed properly is the difference between a deck that feels solid for twenty years and one that moves.
Local note
A retaining wall under 1 m with no load above it and 1.5 m clear of buildings is generally exempt from building approval; above that, it needs engineering and approval. Ground conditions decide the design either way — see our approvals guide.
Coastal exposure applies closer to the bay, so fixings and finishes get specified for salt air. On acreage, our tight access machinery is often the practical way to move material and dig footings without tearing up the rest of the block.
Do you build on sloping blocks?
Yes, regularly — it is most of Redland Bay. Sloping sites need footings designed from a soil classification, considered retaining and a proper stormwater path, all of which we allow for at quoting stage.
Do I need approval for a retaining wall?
A wall under 1 m with nothing loading it from above and 1.5 m clear of buildings is generally exempt. Above that, or where it carries load, it needs engineering and building approval.
Can you finish off a new estate home?
Yes. Alfresco areas, decks, flooring, retaining and landscaping structures are common follow-on work once the handover is done and the builder has left.
